There is absolutely no doubt that investment property is the way to go when you are looking at building wealth. Whilst it is possible to also do this within the stocks and shares market there are many more pitfalls in this industry. Real Estate is considered the turtle in the race, slow and steady but with a big dividend at the end for the patient investor.

You may have already started doing your research, have read some books by successful property investors, attended some seminars and started checking your local newspaper for the right property. You should be fully aware that you must complete your due diligence when considering investing your money into a property.

Due diligence covers a wide array. This includes but is not limited to such issues as: – does the property have a sewer connection or does it have its own home sewerage treatment system or septic tank? If the latter is the case, what sort of condition is it in? Has it been serviced regularly? Is the building itself and associated electrical and plumbing sound? Did it have a final passed by the local Authority? Are the likes of pool fencing, retaining walls, et cetera, in good order? How far is it from public transport and other essentials such as medical centres, shopping centres and schools? Are there any major developments slated for the area that will either increase or decrease the value of the property, or even the road on which the property is situated? Are you going to end up with a freeway in your back yard?

To achieve the answers to these questions and the many more that you will need to consider, would mean contacting numerous government departments and other bodies. It can be time consuming and frustrating. This may not be a concern for the regular investor as you will build and form relationships and begin to get an understanding and rhythm of what you need to do and when you need to do it. But what if you only do this once a year?
